Why should you choose me, a Buyer’s Agent and Broker, to represent you in finding a home?

* I can devote my full attention to your needs, without any obligation to keep you focused on properties I’ve listed for sellers. I don’t represent sellers. So, we can start right off working to your requirements, with an expanded number of appropriate properties to consider.
* Within reason, the seller’s list price won’t be a limiting factor either; even if it’s outside the range you set, I may be able to help you negotiate a sales price you can afford.
* As a Buyer’s Agent, I’m in a position to help you make an objective evaluation of a property, with both the pluses and the minuses, and can help you compare properties too.
* I can and will give you advice and counsel on price, with information on other properties on the market, and properties that sold and didn’t sell. I will help you plan a negotiating strategy to achieve your goals, using any available information about previous negotiations and the seller’s motivation to sell.

In preparing the purchase agreement — the offer — I’ll suggest clauses to protect your interests. Sometimes I am even able to suggest financing alternatives that are to the advantage of the buyer.
After a purchase contract has been negotiated, I will follow through and work to solve any problems to your satisfaction.

How does a Buyer’s Agent get paid?

You could think of it as a Success Fee. In most cases, it’s paid by the seller to the broker when the sale is consummated. In new home sales, the builder or developer usually pays the broker half of the earned commission after a contract is signed and all contingencies removed. The other half is paid to the broker when the sale is closed.

Am I under any obligation?

I will spend hours, days, and even weeks doing research and guiding the search for your new home. In return, I expect you to be loyal and work with me as your only agent. For example, if you decide on your own that you’d like to see have a look at a particular new home community, I’ll be happy to escort and advise you. Even if it’s a last minute decision, I can make arrangements for you at the community’s sales office. If you subsequently purchase a home there, I’ll be compensated by the developer at no cost to you.

What if I don’t think you’re doing a good job?

You can cancel our agreement at any time, except for properties I’ve already shown you.
